Maintenance Supervisor

JOB SCOPE AND PURPOSE

To assure responsive and efficient maintenance service for assigned apartment community. Performance is at the direction of the Property Manager, Regional Property Manager, Director of Property Management and President of Lawson Realty Corporation.

ESSENTIAL DUTIES AND RESPONSIBILITIES

  • Hire, train, develop and supervise a professional support staff as needed to ensure adequate execution of key responsibilities. Discipline and/or discharge employees when necessary.
  • Turn/renovate vacant units in a timely manner to minimize vacancy loss.
  • Recommend which supplies to purchase, assist in processing invoices and purchase orders expeditiously.
  • Ensure the completion of work requests within twenty-four (24) hours.
  • Inspect grounds daily for cleanliness and property deterioration/damage.
  • Ensure that preventive maintenance procedures are followed.
  • Assist Property Manager with maintaining property purchases within budget guidelines.
  • Coordinate contractor services, including the inspection of work to ensure proper performance. Make recommendations and develop specifications as to the scope of work required to ensure the property is not being overcharged by contractors.
  • Maintain open communication with office staff.
  • Submit recommendations for major improvements and expenditures.
  • Attend to any emergency need in an expedient and cordial manner.
  • Inform Property Manager of problem areas.
  • The Maintenance Supervisor will report to a Property Manager. The frequency of direct supervision may vary from once per week to every day depending on the individual and situation involved.
  • The activities of this job are initially reviewed and authorized by the Property Manager.
  • The Maintenance Supervisor is responsible for the direct supervision of their support staff. This responsibility includes assignment and review of work and general direction as to methods, procedures and work objectives.
  • Make sure all service areas, storage areas and maintenance areas are clean, well maintained and well lighted.
  • Have general knowledge of all contracts and suppliers, their service schedules and availability of supplies.
  • Have proper transportation available for carrying out requested work on a timely basis.
  • Ensure compliance with standard safety programs and procedures.
  • Be available for emergencies that may occur.
  • Other duties as assigned.

ESSENTIAL QUALIFICATIONS

  • High school diploma or equivalent.
  • CFC refrigerant certification in accordance with 40CFR Part 82, Subpart F.
  • Mechanical aptitude with a minimum of two (2) years maintenance trade experience.
  • Good human relation skills, ability to effectively supervise maintenance staff.
  • Ability to organize and problem solve effectively.
  • Ability to exercise good judgment and self-control.
  • Ability to supervise others effectively.
  • Enthusiasm, good attitude, trustworthiness, personal integrity and honesty.

ESSENTIAL PHYSICAL FUNCTIONS

Bending, kneeling, stretching, climbing stairs and ladders, squatting, and lifting up to sixty (60) pounds.

NON-ESSENTIAL PHYSICAL FUNCTIONS

Running and lifting over sixty (60) pounds.
