Grounds Keeper

JOB SCOPE AND PURPOSE

To supplement and enhance the grounds maintenance that is contracted at the property. To assist Apartment Prep Specialist with timely turnover of apartments as needed. Performance is at the direction of the Maintenance Supervisor and Property Manager.

ESSENTIAL DUTIES AND RESPONSIBILITIES

  • Perform with good workmanship all assigned maintenance/grounds projects in a timely manner.
  • Perform daily trash runs for property including maintenance of play areas (raking, replacing sand), blowing of curbs and sidewalks as needed for debris, maintenance of office, lawn areas, etc.
  • Perform minor pruning of shrubs and bushes between scheduled contracted services. Watering and maintenance of existing flower beds not planted by residents.
  • Repair or replace as necessary any fencing on the property. This includes chain link and split rail fencing or any other fencing on the property.
  • Assist in janitorial work by performing necessary on-the-spot corrections and reporting deficiencies in janitorial services.
  • Perform minor woodwork as directed by Maintenance Supervisor.
  • Routinely clean leaves and other debris from gutters.
  • Assist other personnel with apartment turnovers as required, including basic maintenance tasks such as touch-up painting, installation of hardware such as shelving, switch plates, etc.
  • Responsible for proper usage of maintenance material and stock control, reporting possible shortages to the manager/maintenance supervisor before the fact.
  • Assist as requested with the regular inspections, reporting all violations discrepancies and damage, including those incurred in contract services, during scheduled building checks, move-ins, move-outs, and regular work routine.
  • Guard against energy waste by making sure lighting is off when not in use, thermostats and time clocks are properly set, exterior doors, windows, and ducts are closed and airtight.
  • Ensure all service areas, storage areas and maintenance areas are clean, well maintained and well lit.
  • Ensure all areas are secure when not in use.
  • Report all resident complaints and/or resident work requests to Supervisor.
  • Compliance with standard safety programs and procedures.
  • Other duties as assigned. (For grounds, this may include routine delivery of flyers, newsletters, or other resident notifications).

ESSENTIAL QUALIFICATIONS

  • Prefer High School diploma or equivalent.
  • Mechanical aptitude with ability to learn basic maintenance functions.
  • Some knowledge of horticulture (pruning, planting, trimming, and basic maintenance of plants and flower beds).
  • Good human relation skills demonstrating ability to deal with residents, peers and supervisors.
  • Ability to exercise good judgment and self-control.
  • Enthusiasm, good attitude, trustworthiness, personal integrity, and honesty.

ESSENTIAL PHYSICAL FUNCTIONS

Bending, kneeling, stretching, climbing stairs and ladders, squatting, and lifting up to sixty (60) pounds.

NON-ESSENTIAL PHYSICAL FUNCTIONS

Running and lifting over sixty (60) pounds.
