Assistant Maintenance Supervisor

JOB SCOPE AND PURPOSE

To assist and assure responsive and efficient maintenance service for assigned apartment community. Performance is at the direction of the Maintenance Supervisor, Property Manager, Regional Property Manager, Director of Property Management and President of Lawson Realty Corporation.

ESSENTIAL DUTIES AND RESPONSIBILITIES

  • Assist in hiring, training, developing and supervising a professional support staff as needed to ensure adequate execution of key responsibilities.
  • Assist in turning/renovating vacant units in a timely manner to minimize vacancy loss.
  • Assist in recommending which supplies to purchase, assist in processing invoices and purchase orders expeditiously.
  • Assist in ensuring the completion of work requests within twenty-four (24) hours.
  • Assist in inspecting grounds daily for cleanliness and property deterioration/damage.
  • Assist in ensuring that preventive maintenance procedures are followed.
  • Assist Property Manager with maintaining property purchases within budget guidelines.
  • Maintain open communication with office staff.
  • Assist in submitting recommendations for major improvements and expenditures.
  • Attend to any emergency need in an expedient and cordial manner.
  • Inform resident manager of problem areas.
  • The Assistant Maintenance Supervisor will report to a Maintenance Supervisor. The frequency of direct supervision may vary from once per week to every day depending on the individual and situation involved.
  • The activities of this job are initially reviewed and authorized by the Maintenance Supervisor.
  • The Maintenance Supervisor is responsible for the direct supervision of the Assistant Maintenance Supervisor. This responsibility includes assignment and review of work and general direction as to methods, procedures and work objectives.
  • Make sure all service areas, storage areas and maintenance areas are clean, well-maintained and well-lighted.
  • Have general knowledge of all contracts and suppliers, their service schedules and availability of supplies.
  • Have proper transportation available for carrying out requested work on a timely basis.
  • Ensure compliance with standard safety programs and procedures.
  • Be available for emergencies that may occur.
  • Other duties as assigned.

ESSENTIAL QUALIFICATIONS

  • High school diploma or equivalent.
  • Certified Maintenance Specialist (CMS) Designation or be working towards the achievement of this goal.
  • Knowledge of CFC Refrigerant Certification in accordance with 40CFR Part 82, Subpart F.
  • Mechanical aptitude with a minimum of two (2) years maintenance trade experience.
  • Good human relation skills, ability to effectively supervise maintenance staff.
  • Ability to organize and problem solve effectively.
  • Ability to exercise good judgment and self-control.
  • Ability to supervise others effectively.
  • Enthusiasm, good attitude, trustworthiness, personal integrity and honesty.

ESSENTIAL PHYSICAL FUNCTIONS

Bending, kneeling, stretching, climbing stairs and ladders, squatting, and lifting up to sixty (60) pounds.

NON-ESSENTIAL PHYSICAL FUNCTIONS

Running and lifting over sixty (60) pounds.
