Apartment Prep Specialist

JOB SCOPE AND PURPOSE

Responsible for preparing apartments for rent and related mechanical, electrical, plumbing, and other operational/functional systems. Performance at the direction of Maintenance Supervisor and Property Manager.

ESSENTIAL DUTIES AND RESPONSIBILITIES

  • Perform, with good workmanship, all assigned maintenance projects in a timely manner.
  • Perform less specific electrical repairs on outlets, wall switches, light fixtures and circuits.
  • Perform less specific plumbing work; such as, cleaning pipe clogs, replacing fittings, and repairing leaks.
  • Repair or replace, as necessary, glass, tile, carpet, cove base, fixtures, mini blinds, locks, doorknobs and hinges.
  • Paint surfaces as directed.
  • Perform carpentry work as directed.
  • Assist in janitorial work by performing necessary on-the-spot corrections and reporting deficiencies in janitorial services.
  • Make minor concrete and masonry repairs as directed.
  • Perform limited extermination work as directed.
  • Responsible for proper usage of maintenance material and stock control, reporting possibility of shortages to manager before the fact.
  • Assist as requested with regular inspections, reporting all violations discrepancies and damage; including those incurred in contract services, during scheduled building checks, move-outs, move-ins and regular routine work.
  • As directed, assist with minor refurbishment of tenant spaces and common areas prior to occupancy of new tenants.
  • Guard against energy waste by making sure lighting is off when not in use, thermostats and time clocks are properly set, exterior doors, windows and ducts are closed and airtight.
  • Keep accurate records on apartment preparation noting all time and materials utilized during performance of work.
  • Have working knowledge of location and operation of all utility and alarm cutoffs and clean outs, and posting notices of same.
  • Make sure all service areas, storage areas and maintenance areas are clean, well-maintained and well-lit.
  • Make sure all areas are secure when not in use.
  • Have general knowledge of all contracts and suppliers, their service schedules and availability of supplies.
  • Provide access for all authorized personnel in respective areas.
  • Report all tenant complaints and/or tenant work requests to Supervisor.
  • Ensures compliance with standard safety programs and procedures.
  • Assist Supervisor in carrying out apartment preparation functions.
  • Other duties as assigned.

ESSENTIAL QUALIFICATIONS

  • High school diploma or equivalent.
  • Mechanical aptitude with a minimum of one (1) year maintenance trade experience.
  • Formal training in one or more of the following trades: carpentry, plumbing, electrical, painting, drywall installation or air conditioning.
  • Good human relation skills demonstrating ability to deal with tenants, peers and supervisors.
  • Ability to exercise good judgment and self-control.
  • Enthusiasm, good attitude, trustworthiness, personal integrity and honesty.

ESSENTIAL PHYSICAL FUNCTIONS

Bending, kneeling, stretching, climbing stairs and ladders, squatting, and lifting up to sixty (60) pounds.

NON-ESSENTIAL PHYSICAL FUNCTIONS

Running and lifting over sixty (60) pounds.
